Tenants Fees
Important Update: Tenant Fees Act 2019
As of June 1, 2019, new regulations are in place regarding tenant fees. Please note that these changes do not affect any fees charged prior to this date. Here’s what you need to know:
1. Holding Deposit (Refundable)
- One week’s rent.
Secure your dream home with a holding deposit, which is fully refundable upon signing your tenancy agreement.
2. Advance Rent
- Rent is paid in advance for the agreed payment period, typically on a monthly basis.
3. Tenancy Security Deposit (Refundable)
- 5 weeks’ rent for properties with an annual rent below £50,000.
- 6 weeks’ rent for properties with an annual rent above £50,000.
Your security deposit is held to cover any potential damages and is fully refundable at the end of your tenancy, subject to the condition of the property.
4. Charges for Defaulting on the Contract
- A fee of 3% above the Bank of England’s base rate will apply for each day a payment is outstanding, ensuring accountability and prompt payment.
5. Utilities and Council Tax
- Tenants are responsible for all utilities, broadband, TV, phone, and council tax, unless specified otherwise in the rental agreement.
6. Changes to the Tenancy Requested by the Tenant
- If you wish to make changes (e.g., keeping pets, changing sharers), a fee of £50 (Total) applies, though costs may vary based on reasonable expenses incurred. All changes are subject to the landlord’s approval.
7. Early Termination of the Tenancy Requested by the Tenant
- If you need to end your tenancy early, you’ll be charged for any rent lost during the void period, plus any referencing and re-marketing costs incurred by the landlord.
8. Compensation for Damages
- Costs for restoring the property to its original condition (allowing for fair wear and tear) can be deducted from your deposit or pursued through court action if necessary.
